UPPER WEST SIDE, Manhattan — A real estate agent is using humor to try and rent out a notoriously small apartment on the Upper West Side.

Listed by Masonic Realty, the apartment on West 71st Street clocks in at 100 square feet.

The 7′ -X ’11’ foot apartment is on the market for $1,100 a month.

The realtor makes several jokes about just how small the apartment is in the listing.

-It’s so small that you can’t gain weight once you move in.
-It’s so small you have to move the bed just to open and close the front door.
-It’s so small there’s a bumper on the front door to keep it from hitting the back wall.
-This apartment is so small, you can’t have three friends over at the same time; one of you will have to wait outside in the hall.

Despite the small apartment’s shortcomings, there is one major upside, according to the realtor. The apartment is in the heart of the Upper West Side.

The apartment has been listed as being on the market for 20 days.
